TECHNICAL CHARACTERISTICS OF LAMELA C
The building is designed as a multi-storey, multi-residential/commercial building. It consists of the ground floor, three floors, and the mansard floor (GF + 3 FLOORS + M). On the ground floor there is a business premise, proprietary parking spaces, the main entrance to the residential part with a staircase and a lift, storage rooms of individual apartments, and common and auxiliary premises of the building (bicycle shed, common hallways in front of the storage rooms, electrical room, heat exchanger station room, driving and manipulative areas in the garage). From the first to the third floor there are 7 apartments on each floor, a staircase with a lift, a common hallway, and the mansard consists of 4 apartments, a staircase with a lift, a common hallway, storage rooms for mansard apartments, a space for cleaning products and an unused attic. Lamela C building is expected to have 25 residential units. Individual apartments are designed in floor plans that allow maximum functional utilization of areas, while at the same time providing a comfortable stay. Apartments are designed in accordance with applicable regulations. Apartments are designed as units with one, two, three and four beds.
The supporting framework design of the building is solid, with reinforced concrete walls and foundation slabs, and a base slab. Partition walls between adjacent apartments, as well as apartments and common rooms, are reinforced concrete with additional heat and sound insulation. Partition and non-load-bearing walls in each apartment are made of gypsum boards. The partition walls between storage rooms on the ground floor are brick masonry and plastered.
The flights of stairs and landings are reinforced concrete and covered with natural stone. The flooring of the common hallways in residential floors will be covered with natural stone. The building is supposed to have a lift installed.
The roof is designed as a combination of a flat and sloping roof. The flat part of the roof is made with a minimum pitch of 2%, adequately heat insulated and covered with non-bituminous hydro insulation, and the sloping part as a classic wooden structure covered with brick tiles. All metalwork finishes will be made of sheet metal..
The facade will be thermally insulated in accordance with applicable regulations in the thickness of 15.00 cm, and finished with a thin-layer mineral plaster. The finishing layer of the facade pad up to 50 cm above the terrain is expected to be a thin-layer marble acrylic plaster (for example, Kulirplast).
For preventing thermal bridges at balconies, the installation of typical elements is intended - termokošar.
Doors and windows will be made of PVC profiles, glazed with an insulating three-layer thermopane glass, with the exception of business premises, where ALU profiles will be used. For shading of apartments, outdoor ALU blinds are planned.
III. WORKS IN COMMON AREAS
All common areas will be finalized. The flooring of the staircase, the landing and treads in a flight of stairs, and the flooring of common hallways in residential floors, will be covered with natural stone. The staircase walls and walls in common hallways will be thermally insulated, covered with gypsum board, and painted with semi-dispersion paints. All stair rails in staircases will be made of metal.
Flooring of the hallways in front of storage rooms and flooring in the bicycle shed will be a cement screed, painted with anti-dust coating. The walls and ceilings in the hallways of these rooms will be painted with semi-dispersion paint without preliminary smoothing.
Common rooms on the ground floor are designed as unheated cold rooms. The staircase and common hallways in each individual residential floor will also be unheated.
In common rooms, an electrical installation for general and safety lighting will be carried out. General lighting in common rooms will be turned on via sensors. In the staircase and common hallways of each individual residential floor, sockets for general use – cleaning of common rooms will also be installed.
There will be an electric lift for 13 people in the building, with a carrying capacity of 1000 kg. Interior dimensions of the cabin are 1.10 x 2.10 x 2.20 m.
The main access to the building will be on the ground floor level through the anteroom, where mailboxes and video door phone apparatus will be installed. Entry from this room to the main staircase will be closed with a door with an electric door lock. At the main entrance door of the building, a door phone plate will be installed for the built-in video door phone apparatus in the apartment, for communication between the entrance and the apartment, with the possibility of electrically opening doors from each individual apartment. The main entrance door will have an ordinary handle in the direction of evacuation, and a dummy handle (door knob) in the direction of entry into the building.

Entry to the underground garage will be closed with lifting roll up doors.
Fire extinguishers will be installed in the staircase and common hallways on each individual floor.
IV. EXTERIOR ARRANGEMENTS AND UTILITY CONNECTIONS
The surrounding area of the building will be arranged according to the exterior arrangements project. On the eastern side, there will be access to the garage of the entire part of the residential/commercial building, and to the south of the building there will be common parking spaces. Entry to the residential part of the building will be located on the ground floor, on the west side of the building. On the first floor above the connecting part of the building between lamela B and C, there will be a green area, part of which will be intended for common use, and the other part for atrium of individual apartments on the first floor in lamela C and future lamela B.
Through newly designed utility connections, the building will be connected to public utility lines, namely water supply, sewage system, electricity and hot water system. Each individual residential unit will also be able to connect to the telecommunications network. After construction, the property of new utility connections will be transferred to individual owners of public utility lines. The owners of public lines will acquire an easement over the land to build, operate and maintain these utility lines. Main distribution of water supply, electricity, telecommunications and hot water system in the building will be in common rooms. Sewage system, ventilation ducts and distribution of hot sanitary water will be guided in prefabricated installation walls through residential units.
LIST OF TECHNICAL PROPERTIES OF SEPARATELY OWNED UNITS
The inner surfaces of reinforced concrete slabs and walls will be smoothened with a levelling compound, finally painted with semi-dispersion paints in white tone, and partition walls from gypsum boards will be smoothened and painted. The walls in bathrooms and toilets will be covered with ceramic tiles up to the ceiling. The walls in the kitchen will also be smoothened and finally painted with semi-dispersion paint, taking also kitchen fixtures into consideration. Any treatment of these surfaces in accordance with the applicable regulations (wet scrub and water impermeability) is carried out at the same time as the installation of the equipment. Headroom of apartments (from finished floor to the ceiling) will be 250 cm on the ground floor and typical floors.
Classical concrete floating screeds with prescribed thermal and sound insulation will be carried out. The final floor covering in living spaces will be a double-layered finished parquet flooring with tall baseboards, and ceramic coating in bathrooms, toilets and balconies. There will be a stone threshold between the bathroom, toilet and hallway, which is approximately 2 cm higher than the flooring in the hallway and the bathroom.
The windows and facade walls of the residential part will be of PVC frames, glazed with an insulating three-layer thermal pane glass. On PVC joinery in apartments, shades will be installed – manually operated outdoor ALU roller blinds. Interior doors will be dry-fitted, and door casings and panels will be wooden and painted. Door panels leading to the kitchen and the living room will be partly glazed with a single glass. The entrance doors to the apartments will be burglar resistant and soundproof, with a metal core and metal casing, headroom dimension 80/208 cm. The entrance door will also provide fire protection EI30. The door panel of the entrance door will also be fitted with a peephole.
Interior window sills will be made of natural or technical stone, and exterior sills of ALU sheet metal
In bathrooms and toilets, mid-market typical sanitary elements will be installed. Toilet bowls and bidets will be wall-mounted, and toilet water tank will be in-wall. In some apartments, in accordance with commercial floor plan, shower tubs will be installed instead of a traditional bathtub (without shower stalls).
Each apartment will be connected to the public electricity grid through its own measuring point and the main fuse. The connection will be carried out in the form of a three-phase connector with a 3x20A protection element. A surface mounted distributor with protection elements will be installed in each apartment, and the distribution of electric power supply installations will also be carried out, completed with sockets and switches. Lights are not the subject of this offer, except for the ceiling lights in the bathroom and on balconies. Single-phase power consumers up to 2.5 kW can be connected to general sockets, except in the kitchen, where a fixed connector is to be installed at the estimated location for the stove, to which a three-phase power consumer up to 5 kW can be connected. From the electrical junction box on the ground floor of the building to each individual apartment, a distribution with optical fibers will be carried out to ensure provision of telecommunications services, and will end in apartment’s surface mounted junction box. In each apartment, a distribution from junction boxes to each individual telephone jack with a UTP cable will be carried out, and to TV sockets with a coaxial cable. Telecommunications service provider will be Telekom Slovenije d.d .. Each apartment will have a built-in voice apparatus - a videophone for conversation between the main entrance to the building, and the door between the main staircase and side hallways of each floor and apartment, with the possibility of electrically opening the mentioned doors.
A two-pipe radiator distribution system with steel panel radiators will be carried out in the apartments. The new building will be connected to the public hot water network.
All apartments are ventilated mechanically via local ventilation apparatus with heat recovery, and are installed in individual rooms in the extension profile above the windows. The planned ventilation system with heat recovery does not anticipate separate exhaust air installations from the exhaust hood in the kitchen. Only a recirculating hood is planned to be installed, intercepting air saturated with steam and odors, returning purified air into the room via charcoal filter. Ventilation of sanitary facilities is carried out through local fans.
Each apartment has its own internal measuring point, separate for cold and hot water. The measuring point for cold water is in a distribution cabinet in the common hallway, and for hot water in the sanitary wall niche in each apartment. All distribution installations for cold and hot water will be carried out, and taps will be installed in bathrooms and toilets. Hot water will be produced centrally in heat exchanger station room. During the heating season, sanitary water will be produced with the help of a heat exchanger connected to the public hot water network, and outside the heating season using a heat pump. Small sanitary ware (mirror, set of shelves, towel nd toilet paper holder) is not the subject of this offer.
Rough installations will be carried out to connect the indoor and outdoor unit for cooling the living space of each apartment. Indoor and outdoor cooling units, as well as eventual rough installations for cooling other rooms of each apartment, are not the subject of this offer. The location for the subsequent installation of the outdoor unit for apartments is planned on the balcony of each apartment.
Each apartment also has a storage room - a separate room for storing things. For apartments from the 1st to the 3rd floor, storage rooms are located on the ground floor of the building, while for apartments in the mansard, storage rooms are also located in the mansard. Storage rooms will be separated from each other by full partition walls and separated from the hallway by a full security door. Each storage room will have a light and an electric socket connected to apartment’s meter. The storage rooms are ventilated. The walls and ceilings in basement storage rooms will be painted with semi-dispersion paint without preliminary smoothing.
PROPRIETARY PARKING SPACES IN THE GARAGE:
In the northern part on the ground floor of lamela C, a garage is located with proprietary parking spaces. The garage will be unheated and without thermal insulation. In the common manipulative areas of the garage and proprietary parking spaces, an electrical installation for general and security lighting will be installed. In this part of the building fire extinguishers will be installed. The garage will not have surface drainage system in proprietary and common floor areas. Entry by cars to the garage will be enabled through separate lifting doors, which will be opened via remote.
On construction of lamela A and B, the garage will be connected to a common space, which will be divided into several fire compartments in accordance with the design documentation. Pedestrian entry and exit from the garage will also be carried out from common rooms on the ground floor of each residential lamela.
Walls, pillars and ceilings
Walls, pillars and ceiling panels will be made of reinforced concrete. The surfaces of walls, pillars and ceiling will be without paintwork.
Flooring will be carried out with kompaktorit screed.
Electric installations will be carried out for general lighting, which will be connected to common use of the entire building.
Individual parts of the building will be unheated.
Individual part of the building will have no water supply installations, nor will it be connected to water supply installations.
Ventilation of parking spaces in the garage will be natural. A collective installation will be carried out for ventilating individual proprietary and common parts of the building.
